Design/Build Method
Conceptual Planning
The design team listens to the client to understand the program's needs and vision for the project. Understanding the client's timeline & budget, researching local municipalities zoning and surveying the site are performed to better understand the project site capabilities & limitations. Conceptual Planning is where the project goals are defined and agreed.
Preliminary Design
Space planning and floor plans are drafted to show the program needs of the client. This stage usually goes through several iterations before the preliminary design is finalized.
Cost Estimate
Once a final design has been chosen, budgetary costs are created to give the client a better picture of project's financial feasibility. During this phase the team identifies wants versus needs and make changes to the details of the design based on the estimates.
Final Design
In this phase, the design team builds upon the preliminary design to create construction documents required for the permit phase. The team issues milestone drawing sets for the client's review.
Permits
The drawing set is provided to the local building department for review. Once the permit application process is finished, the team is ready to start active construction.
Construction
Active site construction begins. A construction schedule that is agree to by all parties is monitored and maintained. Progress meetings with the team, allows for everyone to be on the same page so that progress continues until final completion of the project. Once complete, the final product along with all close-out tasks are handed over to the client.
